Great location. Great value. Friendly staff. Convenience and comfort. Rick's came recommended form my neioghbours who stayed some ten years ago. Great to see that the reputation has not waned at all over those years.
No one was available for 07.00am check out. This was minor but still an inconvenience.
Great staff, great location, and above all excellent bedding and linens.
Overbooking issue - inconvenient but resolved with great courtesy by hotel staff.

The staff was excellent and the room was quite nice. Very big, comfortable bed.
The internet did not work as advertised. Also, the rooms are not air conditioned and even though it was only 55 degrees outside the room was quite hot. Couldn't open the windows because of the noise outside...
The staff were friendly, professional, and couldn't have been more welcoming in a relaxed way. Location excellent for shops, theatres etc. The room was extremely well equiped - ipod, hair straighteners, bathrobes, good quality bathroom products. Very good value for money,would definately use this hotel again.
Location is perfect - you can walk to all sites and restaurants, bars, clubs are also within walking distance. We liked the original design of the hotel rooms (which you can see in the photos), and the staff were nice. The hotel is also used as a restaurant and bar attracting non- guests, so there is always a nice buzz.
Access is incredibly poor. To get to the bedrooms, you need to go through the bar and restaurant, literally 'through' them, as there is no separate corridor and you are crossing tightly packed tables etc with your luggage. You then get to a back door (no lift!!) that could be the entrance to the kitchen or to a toilet, and this leads you to the bedrooms via a shabby staircase - it really looks like a staircase to some toilet facilities - before you emerge to the bedroom corridors, whose design is actually good and thoughtful. Security is poor, with anyone from the bar potentially being able to get through to your bedroom corridor or hang around in the staircase. We were unimpressed! The rooms could also do with an update - the original design is very good, and there are nice touches, such as hair straighteners and gowns (though please get rid of the plastic flowers!), mixing modern/retro and oriental (dark woods, geometric upholstery etc). But our room was worn out, with lots of stains on the (biege) carpet and furnishing that had certainly seen better days. It really left us wondering how they can claim their 4 stars..
Really nice room - comfy and quiet, yet very central with plenty of life right on the hotel's doorstep. Food was good and reasonably priced. Didn't bother with the bar (expensive) but it seemed lively when I stumbled in from the numerous others nearby.
Lack of lift was a bit of a pain, otherwise no complaints at all

basically no real hotel service, just rooms like in appartment building. lack of personnel translates to painfully slow breakfast (about 30 minutes until fully served)!
Food was excellent throughout stay and very good value considering. Lovely atmosphere which wasn't at all stuffy, just a great place to hangout and eat and drink when the weather wasn't so great. The rooms were spacious and the bed comfortable. Nice touch with the pre-loaded iPods and DVD selections.
The 1st floor rooms are set at street level so you can hear noise from the backstreet, but it's really not too bad - didnt cause bother for our stay.
The staff were fantastic!!!! Exceptionally welcoming, great facilities, lovely bar, good food and fab location.... Will be back.
No lift facilities so remember to pack flats :-)
The manageress (also on reception) Jacqui, was extremely helpful and friendly. Ther bar staff were also attentative and efficient with making drinks...even at busy periods.
Unfortunately, we found the stay in the room not as comfortable as we'd have hoped...it was a particularly hot day and we didnt have air con. To get to your room from reception also meant walking through a busy bar and through the restaurant...it felt a little claustrphopbic! But I appreciate this is partly to do with the shape of the building and can't be helped.
Excellent experience and I would stay there again. I was, being a woman, most impressed with the GHD hair straighteners supplied in the room! Great idea. Also the bed was extremely comfortable. Altogether this was a real find.
Great location at Frederick street, which was close to all the main attractions in Edinburgh. Staff were friendly and even helped check on bus routes and timings to car rental pick-up location.
Very cool. Looked really stylish and boutique. Very friendly, welcoming staff. Great buzz in the bar. Really cool rooms - loved the GHD's, IPod and bathroom products! Excellent location.Woudl definately recommend to others and would return.
We had a ground floor room which meant that we didn't feel too confident in leaving the window open to get fresh air in. This did mean that the noise from the street i.e: bin men and lorry, was loud. Also,drunken, loud guests coming back to their room. These were not a major problem, just something to bear in mind.
